Local property expert shares insider knowledge on where to buy in Nottingham

Prospective home buyers looking for advice on where to spend their money in Nottinghamshire can look to market insight from a local property expert.

From home buyer considerations to details of desirable and up and coming areas, James Hartley, director of North Sands Developments shares his latest intel on the property market to help new buyers with the all-important decision of where to buy.

“Demand for housing always seems to stay consistently high in West Bridgford, Edwalton, The Park Estate and Beeston and I believe the key drivers for choosing these areas are that they are in close proximity to a multitude of amenities, transport links and quality schools.

“These are always important considerations when making a decision for long-term investment in any area. Take Edwalton for instance, you’re only a speedy 15-minutes from Nottingham train station, supermarkets, Nottingham city centre with its lovely restaurants and even the Vale of Belvoir and the beautiful countryside.

“A 15-minute walk gets you to Central Avenue or you can reach the most famous cricket ground in the world – Trent Bridge, or Nottingham Forest Football Club.

“West Bridgford is an affluent town with the beautiful Victorian Bridgford Park complete with a play area for families and it has a host of good restaurants, pubs and bars too. For those with budgets of £350k plus there are plenty of affordable housing options in these regions.

“From an investment point of view, we’re also seeing many people investing in close proximity to transport hubs in already popular suburbs, such as Beeston, Attenborough, Toton and Chilwell near the planned HS2 station.

“Both Bramcote and Beeston offer high-end housing, Beeston has an improving town centre that’s close to Nottingham University, the Queen’s Medical Centre, the M1 and the A52, and the town has launched an ambitious plan since the tram line was brought to the town with talks of a cinema and further retail developments within the centre that will take place as the demand for housing increases.

“The Park Estate is another sought-after spot with its impressive setting, large beautiful houses and apartments close to the city centre. Up and coming areas that are vastly improving include Ruddington and Radcliffe on Trent.

“Ruddington village is in a similar position to West Bridgford 5-10 years ago. Radcliffe too – although a touch further out of town, it has a slightly more advanced centre than Ruddington. Both offering high quality schooling and childcare, along with vibrant centres.

“On the property grapevine, other soon to be thriving areas to keep an eye on are those in close proximity to the River Trent and along the canal on London Road leading into Nottingham city centre.

“Developments running up to Lady Bay Bridge are also in full swing at the moment and have been very successful. The old civic centre on Trent Bridge is being turned into luxury apartments and these have been inundated with reservations.

“As long as the property market holds, I believe we will see the whole riverside from Lady Bay Bridge to Trent Bridge and along London Road change from the current industrial units, into a thriving mix of residential and mixed-use schemes to cope with the increased demand that new high-end residential developments bring.

“Looking back at the last five years, I think the most desirable areas such as West Bridgford, Edwalton and Beeston have stayed strong and are growing stronger. The largest changes have been along the River Trent in the new build apartment schemes. This change has been driven by the supply itself, in an area where residential didn’t previously exist but also given the quality of the apartments in this area there has been a large upturn in luxury desirable downsizers moving into these areas.

“The desirable down-sizers market is driven by cash buyers looking to free equity by moving into smaller luxurious easy to manage homes and apartments. They tend to be over 55 and demand a level of quality build and environment, mixed with easy access to amenities and transport – which is why the Trent Basin area lends itself to this.

“This is an area of the market that we are extremely interested in and we can expect real growth in it in the next few years. The key to this is getting the environment right and offering a quality setting and build for people to live in.”
